Aspen Property Management and Brokerage was founded in 2004 by John Perine to provide property management for self storage, office, retail, industrial, and HOA properties. Partners in the firm have a collective 40 years experience in managing various properties in different asset classes. Experience includes leasing up 15 self storage facilities exceeding 4,000 units. The firm has extensive knowledge with stabilization, debt cover test, and financing for new developments. Aspen is also a full service brokerage licensed in The State of Indiana.
Partners in the firm have successfully improved operating results at more than 20 distressed properties. Our management process begins with the long-term Management Plan which is developed to identify and eliminate operational weaknesses and improve on-going execution. Management Plans are specifically developed to align property goals with owner objectives.
Properties receive an annual marketing plan which defines objectives for leasing, tenant retention, curb appeal and advertising. High expectations are established for leasing performance as well as strong customer service to reduce turnover. Advertising plans based upon sound market research and analysis are developed with past advertising plans winning multiple Prodigy awards by the Indiana Apartment Association.
Maintenance and curb appeal are essential to any properties success. Aspen Property Management provides extensive training for all maintenance personnel and clear guidance regarding maintenance policies, procedures, and preventive maintenance plans.
